Night Staff - Serenity Court

Agency Summary: The Low Income Housing Institute (LIHI) was established in 1991, as a non-profit housing development and advocacy organization. LIHI operates and develops housing opportunities for people who are low-income and/or homeless, provides technical assistance to communities and other non-profits, and advocates for housing justice.

Serenity Court has operated as a Licensed Boarding Home on Bainbridge Island for over thirty years.  The facility can house up to twenty-four residents.  Serenity Court provides housing and care for seniors, developmentally disabled and mentally ill individuals.  

Position Summary:
Responsible for monitoring the status of the residents during the late evening/early morning hours. Maintain a high standard of facility cleanliness and service, following agency standards.  Work with staff and residents in a collaborative and respectful manner.  This is a non-exempt position.

Responsibilities:
·
Review log book.  Sign in and out.
·
Confirm that residents have received their evening medications.
·
Confirm that residents are in bed and accounted for.
·
Log any concerns regarding the physical/mental condition of the residents during the work shift and inform the Manager.
·
In the event of any emergency – apply crisis management/conflict resolution skills if appropriate.  Also contact 911 as well as the Manager and/or Resident Coordinator if appropriate.
·
Review the laundry schedule.  Wash and dry laundry accordingly.
·
Clean and disinfect all main bathrooms.  Clean sinks, toilets, floors, bathtubs and shower curtains.
·
Keep paper towel and toilet paper holders filled (kitchen and bathrooms).
·
Review inventory of supplies.  Prepare list of supplies needed (toilet paper, paper towels, laundry soap, etc.)  Submit list to the Manager.
·
Maintain the cleanliness of the kitchen by the dayroom (table, sink, counters and floor).
·
Empty garbage and place in the dumpster.
·
Prepare sack lunches for residents as needed.
·
Report any maintenance, repair or safety concerns to the Manager.
·
Participate in staff meetings.
·
Other related duties as assigned by the Manager.  

Minimum Qualifications:
·
Demonstrated verbal and written command of English.
·
Two years of basic care-giving experience working in a commercial, private, health or social service agency setting.
·
One year of janitorial experience, preferably in a commercial, private, health or social service agency setting.
·
Ability to work effectively with both staff and residents who represent diverse cultural, economic, social, ethnic, and sexual orientations, with differing levels of physical and mental abilities.
·
Ability to assess resident/environment (emergency/safety/other) situations, problem-solve and prioritize tasks.
·
Ability to lift up to 50 pounds.
·
Ability to perform hard, physical work.
·
Ability to stand or walk during majority of work shift.
·
Ability to work in a stressful environment.
·
Be in possession of a Food Handler’s Permit.
·
Be in possession of First Aid and CPR cards.  All items must be maintained on a current status.  LIHI will provide First Aid/CPR classes as needed.
·
Be willing to share on-call duty as needed.
·
Must have a reliable means of contact for work-related messages.  

Desired Qualifications:

Bi-lingual skills
·
High school diploma or GED

Resident Aide - Serenity Court

Prepare all scheduled baths for residents.  Assist with dressing residents if needed.  
·
Clean dining room and dispose of wet towels for laundry after all scheduled residents are bathed.  
·
Assist residents with personal care (shaving, combing hair, applying make-up, brushing teeth, clean/trim finger nails, etc.)
· Provide residents with their daily medications.  Confirm accurate dosages.  
·
Review inventory of resident’s medications.  Prepare medication list to be ordered from the pharmacy.  
·
Mediate conflicts in a calm and effective manner, modeling appropriate problem solving strategies.
· Contact other community agencies with specific resident assistance is required, i.e. 911, Bainbridge Island Police, medical clinic or hospital.  
·
Vacuum bedrooms, hallways and all common areas.  
·
Confirm that residents are in bed and accounted for (end of early evening shift.)  
·
Log any concerns regarding the physical/mental condition of the residents during the work shift and inform the Manager.
·
Serve meals and supervise resident meal times.  Review resident snack list and provide snacks as appropriate.
·
Wash dishes and clean up kitchen/dining room.  
·
Review the laundry schedule and take laundry baskets to the basement as appropriate.  
·
Report any maintenance, repair or safety concerns to the Resident Coordinator.  
·
Handle and distribute weekly cash allowance to residents as requested.  
· Prepare the monthly log sheets of resident’s medication.  
·
Participate in staff meetings.
·
Other related duties as assigned by the Resident Coordinator.
 

Minimum Qualifications:

Maintenance Worker, Temp Position

REPORTS TO: Maintenance Department Manager
HOURS:
various
PAY RANGE:$10.90 - $13.71 per hour DOE

The Low Income Housing Institute (LIHI) is a private non-profit developer, owner, and manager of affordable housing. The Maintenance Worker will be primarily responsible for conducting routine janitorial, painting, preventative maintenance, limited skill level maintenance, landscaping and apartment preparation for rental work on all of LIHI’s properties. LIHI staff must uphold a standard of work excellence, efficiency, cost consciousness, and teamwork.

Responsibilities:
General:
· Serve as a field representative of the maintenance department of LIHI.

· Represent LIHI in a professional manner as reflected by personal appearance, attention to detail, jobsite cleanliness, customer service and safety.

· Document and record all work, purchases, travel, accidents, and any other related items in a timely, professional manner. 

Technical:
· Prepare vacant units for re-renting in a timely manner.  Complete cleaning, maintenance, and coordinate with vendors or other LIHI maintenance staff.

· Perform regularly scheduled, turnover and emergency maintenance tasks including, but not limited to inspections, carpentry and drywall repair, painting, electrical work, appliance troubleshooting, and plumbing.

· Perform routine maintenance and janitorial of common areas, grounds maintenance, garbage removal and weeding, and replacing locks and light bulbs.

Managerial:
· Respond to emergencies as needed, sometimes after-hours.

· Record all maintenance work completed on appropriate forms in an accurate and timely manner.

· Follow direction and provide input to help prioritize assigned work to minimize vacancy loss, prevent property damage, and provide service to residents.

· Assist with the maintenance of sites inventory of basic supplies.

Qualifications:
· 2 years experience in building maintenance completing or assisting with carpentry, basic plumbing service (clogged drains, minor leak repairs, faucet replacement, etc.).  Must have some basic knowledgeable in repairs of doors, walls, floors, plumbing, locks, etc. and trouble-shooting with appliances.

· Regular access to a vehicle and general maintenance tools.

· Must have a valid Washington State driver’s license and driver liability insurance.

· Experience working with people of different income levels and ethnic backgrounds.

· Excellent communication and interpersonal skills.
